This is a year over year comparison for single family homes in the South Saint Cloud Minnesota housing market. The date range for the last full calendar market year is January 1, 2006 thru January 1, 2007.   • New listings last year 461 this year 412, percent of the change -10.
  • Number of homes under contract last year 202 this year 164 percent of change -18.
  • Number of homes sold last year 207 this year 166 percent of change -19.
  • The total sold volume for the South St Cloud area last year 42,617,518 this year 31,073,572 percent of change -27.
  • Average sale price last year 205,882 this year 187,190 percent of change -9.
  • Percent of list price to sold price, last year 97% this year 96%.

Areas with low changes in Average Sale Price (0-10%), and marked reduction in Listing Inventory,

The Listing Holdover Ratio (LHR) depicts the unsold listing inventory held over from the previous market year (New Listings/Total Listings. The LHR for year end 2007 was 23%, and for year end 2008 26%, indicating an increase of 3% for South St Cloud Minnesota.
